1. Prequalification

Prequalification is the short mathematical equation that determines how much of a loan you can afford.  This may be completed by contacting one of our Loan Officers.  The prequalification process usually takes less than 10 minutes.

2. Apply For Your Loan

Applying for a home loan with Heartland Premier Mortgage Company could not be any easier.  You may call to set up a convenient time to meet face-to-face with one of our professionally trained Loan Officers or, if you prefer, have your loan application taken over the phone, which usually is completed in less than 15 minutes.

3. The Process of Your Loan Application

Processing a loan may be better described as verifying information.   Upon receiving your application we will contact you to discuss the facts presented on your application.  Typically we will need the following documentation:

1. Your most recent pay check stub reflecting current and year to date income.
2. Your most recent bank statements on all asset accounts (checking, savings, 401k, investment, etc)
3. Copies of your Drivers License and a 2nd form of identification such as a credit card.

In most cases that’s all we will need from you.  While this information is being collected, your processor will order your credit report and the appraisal on the property you are financing.  If you are purchasing a home we will need a complete copy of the purchase contract.

4. Underwriting

Underwriting is a critical part of the loan process.  Most of our underwriting is done through and automated risk based underwriting system.  This system allows us to give immediate approvals upon receipt of your application and the supporting documentation. In some cases depending on the circumstances, the underwriting may be done manually.  If this is the case, our decision making will be based on a “common sense” approach. The majority of our loan approvals are issued within 24 hours of receipt of your application.


5. Closing and Funding

Once all conditions have been met to complete your file we will forward your file to the closing department at Heartland Bank.  The closing department will prepare the final figures and legal documents that you will sign at your closing.  The closing usually takes place at a Title Company and when available, your Loan Officer will meet you at the Title Company with the paperwork to be signed and a check for your loan proceeds.  Most of our loans are funded by Heartland Bank by certified check.  We fund our loans by check so you won’t have to wait for a wire transfer to show up at the Title Company in order to get the keys to your new house.  

6. After Closing

Heartland Premier Mortgage Company does not service loans.  Some of our loans are serviced by our parent company Heartland Bank and some are sold in the secondary market to other lenders.  Even though we will not service your loan we do value you as a customer.
